Which persons have an interest in joining the Board of Directors?

You do not have to become a member of the Board of Directors, it's a personal choice. But it is important to be clear before joining this group, because your action - or inaction - will have an impact on the good functioning of the condominium, as well as on the real estate investment of all other co-owners.

The first question is whether one is prepared to defend the interests of the condominium and of the other co-owners. The second question is whether one is willing to devote time to this task, and to be physically present when any situation requires it.

The third question is whether one is able to carry out seriously and rigorously the tasks entrusted to her/him. The good management of the condominium is not a game. It will be a matter of carrying out each mission with an objective of result.

Joining the Board of Directors is about motivation, confidence, but also skills. It will be useful to recruit professionals - active or retired - in the field of accounting, legal field, construction field ... etc. Co-owners residing in the condominium will be in a position for controlling things physically in the condominium, and also meet with the manager or management company (often located in the same town) whenever it is required.

The lessors (landlord co-owners) can be members of the Board of Directors, provided they are able to carry out their missions and participate actively in the life of the condominium. Concerning first-time buyers - or even a newly-arrived owner - the Board of Directors is obviously accessible to them. The lack of experience in their condominium is not a problem as long as they are willing and motivated to defend it.

Qualifications for becoming a member of the Board of Directors

Being a « good » member of the Board of Directors is not a matter of being exceptional. It is enough to want to understand your condominium and want to protect its interests. But for having seen board members not fulfilling their role properly, here are qualities that we think important for the co-owner wanting to become a board member:

  • Involvement and motivation : participate actively, solve problems, make proposals
  • Availability : find and give time for the condominium, do not « miss out »
  • Willingness : do not lower your arms before a worry, do not let the manager do everything for you
  • Rigor and method : be organized and methodical in the tasks to be done, think about clarity and effectiveness
  • Diplomacy : required to discuss with the other board members, co-owners, managers, and service providers

Member of the Board of Directors: is it really volunteering?

Yes. A member of the Board of Directors is not entitled to remuneration. He can only be reimbursed his expenses by the manager (thus indirectly by the Corporation), on presentation of the justifications. A position of board member in the condominium is therefore not a job offer. The idea of being on the Board of Directors is to help the condominium run smoothly, not to make money.
